There was a time when clients had internal resources upon which to draw for construction projects. That is rarely the case today. As companies made the decision to focus on core competencies, they divested themselves of the people who had knowledge and expertise in construction areas. The Crown and Theobald Team's knowledge and expertise in all aspects of building fill this void that has been created. That's why whatever contracting arrangements an owner chooses, he/she can be assured of topnotch quality.

Since there are numerous delivery systems available to owners today, it is necessary to review delivery systems with our clients. We carefully listen to the client talk about his/her needs so we can make recommendations that will facilitate the construction process. This helps the client choose the delivery system that is right for him/her and leads to a more pleasant construction experience for everyone. Choosing the right delivery system lays the foundation for a positive, long-term relationship.

General Contracting

With general contracting, we operate as the contractor. A project is bid based on the expectations the client communicates to an architect. We take the drawings and specifications, involve our estimating staff as well as a large number of subcontractors and suppliers and produce the best cost and schedule for the project.

Construction Management

With construction management, we typically act as an agent for the owner, helping to manage the whole process. The client pays a fee for this service as opposed to a markup on each item. This differs significantly from general contracting. Under a construction management arrangement, all bids and information are submitted to the client. The client and our construction manager decide together which subcontractor to use for the work. They are, in effect, working as a team.

Design/Build

With design/build, we have responsibility for all building elements. Under this delivery system, the owner contracts with us for the services that are to be rendered. We, in turn, have contracts with the architect as well as all subcontractors. We’re contractually obligated for everything. Design/build has many advantages. It offers the benefits of construction management and also relieves the owner of risks associated with construction. Because the architect works directly with us, we assume total responsibility for the design, engineering and management of the plans. If there are glitches along the way as a result of mistakes in the drawings, we have the responsibility to fix them.
